IPSWICH — Planning Board continues hearings on indoor arena and multifamily dwelling without approval. The board deferred Cedar Tree Realty's indoor riding arena application at 267 Topsfield Road and postponed 214 High Street LLC's request to construct a multifamily dwelling, both to May 21, 2026, citing unresolved design and site intensity concerns; Planning Director Alan Manoian will convene a redesign meeting with the applicant and a board member. Harbor Light Homes won unanimous board approval for a minor modification to its special permit at 1-2 Washington Street to add a 60-kilowatt generator and enclosed dumpster while maintaining 66 parking spaces.

The board also unanimously endorsed an Approval Not Required land division for 55 TS, LLC at 53-55 Turkey Shore Road.
