Planning Board Orders Major Review for Waldingfield Road Hotel Plan
Planning Board voted unanimously to require major public review for a Waldingfield Road hotel proposal.
Planning Board · Meeting of June 11, 2026
IPSWICH — Planning Board voted unanimously to require major public review for a Waldingfield Road hotel proposal. The board determined that the applicant's proposed change of use at the large estate property constitutes a major modification to an existing special permit issued in September 2022, requiring full public hearings and an updated traffic study. Director of Planning and Development Alan Manoian recommended the major modification approach.
Construction work on a barn at the property began in February 2026 before the permit was formally recorded, and board members raised questions about whether conditions precedent had been satisfied before the building permit issued. The board also released $22,521.92 in bond funds for the completed 14 Mill Road/Rogers Way project and advanced a residential conversion application for McCormack at 196 High Street to its July 9 meeting.
