Zoning Board approves covered porch and guest house permits

Zoning Board of Appeals · Meeting of February 19, 2026

IPSWICH — The Ipswich Zoning Board of Appeals unanimously granted an after-the-fact special permit for a 44-square-foot covered front porch at 15 Juniper Street and approved a special permit for a 528-square-foot guest house at 232 Argilla Road. Chair Robert Gambale convened the meeting February 19 with members Julia O'Leary, Karla Zarbo, Denise Cooper, John Greaney, and Donald Clapp present. At 15 Juniper Street, petitioner Ilir Lecaj's porch sits at a 20-foot-3-inch setback where 50 feet is required; Administrative Assistant Edana Young confirmed the distance matched average setbacks of abutting properties.

At 232 Argilla Road, Sarah Hackett's guest house will contain two bedrooms and no cooking facilities beyond a sink, restricted to private use. Abutter Christopher Crockett of 230 Argilla Road expressed no objection. A third petition by Paul Scioli for 130 County Road was withdrawn without prejudice.
