Zoning Board approves fire-damaged complex unit split as insubstantial change.

Ipswich Zoning Board approves Rosewood Drive unit split from fire damage. The board unanimously found that RDL Properties Southside, LLC's proposal to replace one fire-destroyed unit with three new units (two one-bedroom and one two-bedroom) constitutes an insubstantial change to the existing comprehensive permit, raising the property total from 62 to 64 units. The height increase from 26 feet 6 inches to 30 feet 4 inches and addition of new sprinkler systems comply with current code.

In separate action, the board unanimously permitted special permit relief under bylaw Section II.B.3.d for a 39 County Street accessory dwelling project but continued that petition to May 21, 2026, requiring applicant John Wallace to submit first-floor plans, front elevations, and deck footing specifications before a final decision can be made.
